BASIX

BASIX is the Building Sustainability Index which was introduced by the NSW Government in 2004. Thus, it is only applicable to NSW and replaces most of part 3.12 of the NCC. Its goal is to ensure all homes in NSW are designed and built to be sustainable and use fewer green house emissions. To do this, BASIX has set energy and water targets for dwellings that may vary depending on type, location and the size of the development. There is also a CAP for The Thermal Comfort. So there are three compliance sections.
To complete the Thermal Comfort Index of the BASIX Assessment, one can choose between three methods. The Rapid method sets simple non-flexible standards, the DIY method has minimum set insulation and a flexible glazing assessment, or the Simulation method which provides a more specific and detailed assessment. Both the Rapid and DIY methods can be done within the BASIX tool. However, an Accredited Assessor can only undertake the Simulation method. Green Sustainable Homes is an Accredited Assessor and is qualified to undertake the BASIX Assessment.
BASIX Certificates are required for Development Applications for all new homes or alterations/additions that are greater than $50,000. The BASIX Certificate is issued once all targets are met and the BASIX fees are paid. This certificate will accompany the NatHERS Certificate stating all the building and insulation specifications. These are then both submitted with the DA.
Green Sustainable Homes will provide the draft BASIX Report to the Client for review prior to thefinal Report. This will ensure that the Client is aware and able to meet the proposed commitments. It is important that the commitments are met by the Client because not adhering to these will jeopardise the Client obtaining the Occupancy Certificate from the Certifying Authority.
